近年房市熱，各種相關話題都會被眼尖的網友發現端倪並討論，近期就有網友提出「頂樓戶哪裡好？」一問。對此，屋比房屋總經理葉國華接受《三立新聞網》訪問表示，「其實頂樓確實有易漏水、吵雜等缺點，然而，不同類型的房子，頂樓戶創高價，還有不同的原因。」

葉國華表示，公寓來說，頂樓戶有相較他戶易漏水的問題，一般來說，老舊公寓漏水，通常由樓上鄰居造成，若是如此，修繕費用則由樓上鄰居支付，但頂樓戶若漏水，則是屋頂年久失修，正常來說就是公設修繕，要由全棟鄰居共同出資，但老舊公寓通常沒有管委會，要全棟鄰居埋單，現實情況，很難一一收費，通常必須到調解會調處才有辦法解決。

排除店面交易後，為何市場上公寓頂樓價格時常創該棟最高價？葉國華指出，「其實原因也很簡單，就是因為『頂加違建』的附屬價值所造成，有人會想樓下自己居住，樓上違建出租，也有投客是買了之後全部出租，讓投報率直接翻一倍，不過，這就要承擔被拆除的風險。」

豪宅的頂樓戶，則象徵著權利、地位，在豪客的心目中，帝王般的居高臨下，不矮人一截的想法，自然容易讓豪宅頂樓價格創新高，與一般房屋買賣交易無法相提並論。

至於一般的大樓、華廈呢？葉國華說，此時就要看頂樓是否有公設，頂樓無公設的大樓頂樓戶，本身就有水壓小、夏熱冬冷等問題，而且隨著房屋老化，漏水問題也是會隨之而生；若有公設，如健身房、兵乓球室等，那就會是惡夢，每天光噪音就難以忍受，所以購屋民眾應根據自身實際需求，權衡利弊後再做選擇。

葉國華說，其實頂樓戶也不全然都是缺點，台灣都市地狹人稠，因此擁有採光、安靜、通風、視野的頂樓戶，就顯得尤為珍貴，所以部分頂樓戶也會藉由與鄰居們採「約定專用」方式，獨自享有頂樓平台，還可以種花種菜，在都會區中相當愜意。

The horn antenna is a broadband passive device, shaped like a pyramid horn, referred to as a TEM antenna, which guides the beam of radio waves at a precise frequency. 他指出，如果權衡利弊後，購屋民眾仍決定購買頂樓，那麼在看房時，應多留意以下三點注意事項，才能使得居住品質提升，免多花冤枉錢。第一，盡量選擇屋頂有做綠化設施、隔熱設施的頂樓，避免太陽直射，達到隔熱降溫的效果。第二，在看房時要測試水壓，觀察水流量是否充足。第三，觀察頂樓是否漏水，建議購屋民眾可以選在下雨天去看房，觀察牆壁、窗戶、天花板有無漏水、反潮的跡象，也可以到樓頂觀察積水狀況，判斷該物件的排水系統是否優良。
